Day 1 of Moving In

Upon moving in, the Resident will automatically receive an email to activate the STRATIS Mobile App and all of its features including ActiveBuilding and Community Rewards integrations.*

The Resident will receive:

• Keys, smart and mobile

• Access to the STRATIS mobile app

• Property-wide Wi-Fi

• Amenity Access

• In-app tutorials and walkthroughs

• In-unit device control including thermostats, lighting, shades, and more

• Voice control

• Opt-in Energy Programs*

*ActiveBuilding and Community Rewards integrations only available to Residents whose properties pay for and offer these separate services.

Resident Experience

Activation

Waiting in the Resident’s email inbox is the activation for STRATIS. In just 3 easy steps, the Resident will have access to the Sidewalk to Sofa™ experience.

The Resident will automatically receive an email to activate their STRATIS Mobile App. They can begin setup by clicking Activate Account in the email.

The Resident creates a password and enters the mobile number that will be linked to the app.

*Activating the account from a mobile device will make this process easier.

*STRATIS limits the amount of mobile devices per user for security purposes.

After downloading the app from the app store, the Resident taps Sign In on the login screen and enters their email and password created in the previous steps. Login info from older versions of STRATIS will be accepted.

*If the Resident didn’t receive an activation email to create their password, they can select Learn More for further steps.

Interactive Tutorials

Once the Resident signs into the STRATIS Mobile App, they’ll be greeted with a set of Interactive Tutorials which will walk them through some of the app features. The Resi dent can always revisit these tutorials and gain access to instructional videos by selecting Tutorials in the side menu.

Customizing the Dashboard

After reviewing the interactive tutorials, Residents can add, move, and fully customize their dashboard. They can also change the theme, scales, and lock button preferences from the side menu.

Smart Access for the Resident

STRATIS delivers a full Sidewalk to Sofa™ experience for the Resident. On their move-in day, the Resident will be granted the ability to unlock and enter their new building’s access points. Residential Access Points Include:

Using the Locks

STRATIS integrates with different lock companies, allowing properties to fully customize based on their preference. On some properties, access points may be remotely unlockable, and they will always appear as available.

Physically tap the lock with the smart phone to unlock.

Common Areas and Other Locks

Unlock through the Mobile App when within lock range.

Grayed out locks that say Not Available are closed or outside of business hours, not out of range. If the lock is grayed out and says Scanning , this indicates that the lock is scanning or not yet in range.*

*Outside business hours is only applicable for Chirp access points.

Physically tap the lock with the smart phone to unlock.

Scanning is only applicable for Schlage, Delaney, and Brivo

Chirp Access

STRATIS has integrated with Chirp Access to provide multiple ways to access property locks for Residents, Visitors, and Staff Benefits to Chirp

• The NFC/BLE reader allows Residents and Visitors to physically tap their phone against the reader to gain access.

• The reader also appears as a nearby option in the STRATIS Mobile App for users within range.

• Pin codes make it easier for Visitors to access external building entrance locks.

• Residents have the option to remotely unlock from the STRATIS Mobile App.

Chirp Smart Sign

Chirp offers a Smart Sign as an alternative to expensive hardware for Visitors to access the building .

Property Staff Mobile

Residents aren’t the only users of the STRATIS Mobile App. Staff will be provided access to resolve Maintenance Requests, show units to prospective Residents, and control Vacant Unit temperature.

Benefits of Staff Mobile

• No more physical rings of keys to carry

• Monitor and control Vacant Unit temperature, lights, shades, and more

• Access Resident’s unit to resolve Maintenance Requests upon receiving permissions from the Resident

Staff can sort by units and control in-unit devices

Smart Access for the Visitor

STRATIS allows Residents to grant temporary access to their Visitors and 3rd Party Vendors such as a Dog Walker, Cleaner, or Delivery Service.

Benefits of Visitor Access

• Integrated with Chirp Access systems which allows the Resident to grant Visitor access through call boxes, pin codes, and Smart Signs

• Integrated with ButterflyMX and Comelit panels

• Grant partial or full property access

• Grant temporary access by scheduling the date and times

Smart Access for the Visitor

Create Visitor mobile keys for Guests or even 3rd Party Vendors with the STRATIS Mobile App. Visitors must download the app and set up an account if they want unit access.

Create a Guest mobile key by selecting Visitors in the side menu.

Follow the prompts to add the Visitor, and select if they have full or property-only access. Once complete, the Visitor will appear in the Visitors list.

Revoke the Visitor’s access by selecting Revoke on the Visitor screen.

Comelit Visitor Access

STRATIS is integrated with Comelit entrance panels. This requires the Resident to additionally download the Comelit Mobile App. The Resident will receive a separate email from Comelit once the Property Manager has granted mobile access to the Property.

When Visitors call the Resident from the Comelit panel, the Resident will receive either an app notification or a direct phone call. Upon accepting the phone call, the Resident will be able to audio/video chat with the Visitor and remotely unlock the access point to grant the Visitor access to the building from the Comelit app.

*For the near future, Residents will be required to download the Comelit App to participate in video calling. For voice calls, no additional download is required.

Chirp Visitor Access

STRATIS has integrated with Chirp to deliver access to properties without expensive hardware. Residents don’t need to invite or create mobile keys for Visitors. A Visitor simply arrives at the property, and scans the Chirp QR code posted throughout the building.

This will initially generate a URL that the Visitor can send to the Resident they’re visiting. The Resident opens the link which will open the STRATIS Mobile App. From there, the Resident can grant or deny access to the Visitor. If they grant access, the Visitor will receive an alert saying that they were confirmed, allowing access to the Visitor once they scan the QR code for a second time.

*Visitors aren’t required to download any app to use this feature and gain access.

The Visitor will receive a message from the Resident directing them to their temporary mobile key. The Visitor should follow the prompts and scan the Chirp Smart Sign located at the access point to unlock the door.

Open the QR Code Scan Scanner and scan STRATIS signs to unlock entry points.

ButterflyMX Visitor Access

STRATIS is integrated with the ButterflyMX entrance access panel. Sync ButterflyMX access by selecting the ButterflyMX tab made available on the STRATIS mobile app dashboard or within the lock section of the devices screen.

Property Access provides a QR code to the Visitor that can be scanned in the ButterflyMX call box. This will provide access to the property.

The Visitor will receive a message from the Resident directing them to their temporary virtual key. The Visitor should follow the prompts to receive a QR Code to present to the ButterflyMX panel at the building entrance. The Visitor can also enter a Pin Code (if received) on the ButterflyMX as an alternative.

The Resident’s Smart Apartment

STRATIS enhances the Resident experience for Smart Apartment users. Not only can the Resident control their unit devices from their mobile phone, they can also control them by using a voice assistant.

Benefits of Smart Apartments

• Control the in-unit devices remotely from a mobile device

• Schedule scenes and routines

• Track energy and water usage

• Monitor trends and reports from the connected devices

• Set up geofencing to activate the smart apartment from a distan ce

Thermostat Control

STRATIS is integrated with known brands such as Nest, Honeywell and Zen, with Wi-Fi, ZWave, Zigbee, and LoRa protocols.

Residents Can:

• Adjust temperature from their phone

• Set the thermostat to preferred mode

• Create schedules or scenes

• Enroll in energy programs to help reduce property’s carbon footprint

*Depending on the heating and cooling system, some of options may not be available (for instance, if the system only supports heat, that will only show.)

Residents can control their thermostat remotely from the STRATIS Mobile App. They can also create schedules to fit their lifestyle and select modes to save on energy and costs.

On their Mobile App dashboard, Residents will find a shortcut to their thermostat for quick and easy temperature control.

Access the full thermostat screen from the shortcut on the dashboard.

Control the thermostat by moving the tracker along the degree scale. The smaller ball indicates the ambient temperature.

Will show HVAC state and humidity if available.

Create a thermostat schedule to match everyday routine. Refer to the next page for a step by step guide to creating a schedule.

Select from a few fan options available with the HVAC system.

Thermostat Schedules

Create a Thermostat Schedule to fit any lifestyle. Start by accessing the Schedules screen from the Thermostat interface.

Select the days of the week for the schedule.

The most efficient schedule for summer and winter will be autopopulated and inactive until the user turns it on.

To customize a schedule, tap on one of the options to begin.

Adjust the times by moving the slider up and down the 24-hour scale.

Add an action to the scheduled list.

After saving the schedule, tap on the buttons to the left of the preferred option to activate it.

Tap Save to save the schedule.

Linking the Google Nest

If the Property uses Google Nest Thermostats, the Resident will have to link it with the STRATIS App. Privacy and security is top of mind with STRATIS and Google. Residents should follow the steps below to ensure maximum security.

Once the Google Nest email is received, proceed to setting up the Nest Thermostat. Select the Nest Thermostat Device from the dashboard and tap the Connect thermostat button. Tap Get Started when the Google prompt appears.

Sign into an existing Google Account. If the Resident does not have a Google Account, they will need to create one in order to proceed, via the Create Account button.

Accept the Terms of Service then tap Accept.

Review the permissions and lease information.

Enable Allow STRATIS to Access and Control

Your Thermostat, then tap Next.

Choose the Google Account that was previously setup. Confirm the choice of You already gave STRATIS access to: See and/or control the devices that you selected, then tap Allow.

All Set! Review what the Resident can do with the STRATIS Mobile App and then tap Done. The Nest Thermostat can now be controlled.

Enroll in the Energy Program

Residents can automatically track and monitor their Demand Response engagement through the convenience of the STRATIS Mobile App. STRATIS provides visibility into Resident energy consumption, offering tracking tools for them to cut down on use and save money. The STRATIS Mobile App is used to control and see smart devices, such as smart thermostats, lighting, window shades, and outlets . By simply opting into this program, owners and asset managers are putting the property’s energy capacity to wo rk with a greater return on investment.

Easy enrollment through the STRATIS Mobile App accelerates Resident participation.

With one click, installed smart devices are automatically synced for Demand Response Management.

Residents are alerted when an energy event is coming up, with ability to opt-out at any point (either through the STRATIS Mobile App or via manual control).

Water and Energy Meters

Residents can view their water and energy usage, trends, and goals from the STRATIS Mobile App. Tap on a meter to view.

Voice Assistant

STRATIS has integrated with voice assistants to add a seamless experience for the Resident. They can control their devices such as their thermostat and lights as well as trigger scenes via voice activation. To connect an Alexa device, download the STRATIS Skill within the Alexa App to link the Smart Apartment with Resident Alexa devices. Simply search for STRATIS in the Alexa App and follow the prompts to get started.

Add a Google Home device with the Google Home app. Start by tapping on the account.

Alexa For Residential

Alexa For Residential is a program properties may opt in to, where they purchase Alexa devices for the units in their property. The Resident then uses those devices as a part of their lease. Residents of properties that have not opted in to this program should follow the previously listed steps for adding their own Alexa devices.

(Residents should not forget to leave the Echo behind when they move out)!

Select the Amazon Alexa device from the dashboard and tap on Manage Amazon Account Linking to get started.

Residents signs into their personal Amazon account to begin the linking process.

Create Scenes and Routines

Now that the Resident is settled in with the STRATIS Mobile App, they can create scenes or routines to help simplify everyday activities. Scenes or routines can even be scheduled, keeping the Resident on track. Default scenes (Home, Away, and Asleep) have already been set up for the Resident. Follow the steps below to create or edit a scene.

Select Scenes in the top right corner of the dashboard.

Select the add icon ( + ) at the bottom right to add a scene.

Name the scene and proceed by selecting Next. Select preferred devices and the action needed for the scene. Then select Save.

From the scenes screen select Schedules and then the add icon ( + ) at the bottom right to add a scene schedule.

Scenes can be manually triggered by tapping the appropriate icon on the dashboard.

Name the schedule and select Next to proceed.

Select the scene to customize. Move the slider to adjust the time. Select Save to proceed.

Scenes and Routines can be triggered by using a voice assistant, scheduling, geofencing, or manually tapping the scenes from the STRATIS Mobile App. Here are a few examples of scenes the Resident can create.

Enable Geofencing

A geofence is a virtual geographic boundary, defined by GPS. A Resident can create a geofence to trigger scenes and rountines when they are within range of the property and unit.

Tap on Geofencing to activate. Allow STRATIS to access location services to automatically trigger scenes.

Confirm the scenes being triggered by location.

ActiveBuilding Integration

STRATIS has integrated with ActiveBuilding to give the Resident a seamless experience in both platforms, all from one app.* Make rent payments, reserve amenity spaces, view local events, track package deliveries, and stay connected with the community. Residents must first create an ActiveBuilding account to use the Single Sign On (SSO) integration in the STRATIS Mobile App. *ActiveBuilding

features are available only to Residents whose properties offer this paid service.

Community Rewards Integration

STRATIS is seamlessly integrated with Community Rewards, a platform that incentivizes Residents by earning badges and rewards for saving energy, decreasing their water usage, and more!

• Receive rewards for helping the property decrease their carbon footprint

• Earn badges

*Community Rewards features are available only to Residents whose properties offer this paid service.

Request Maintenance

Leaks can happen without a Resident’s knowledge, resulting in further damage. With the STRATIS Mobile App and leak sensors, the Resident will receive an alert when there’s a leak in their unit, at which point they can easily schedule a maintenance visit via their mobile app. Property urgent contacts are automatically alerted as well via SMS, email, or phone call .

There are many flows to requesting maintenance based on the Property. Start by tapping Maintenance located in the side menu, followed by the add icon ( + ).

• Decrease the amount spent on water damage repair
• Request maintenance services from the app • Schedule temporary access for the Maintenance Worker • Track maintenance requests Leak

PMS Integration Flow (not including ActiveBuilding)

If a property is integrated with RealPage or Entrata Property Management Systems, the Resident can request maintenance by selecting the appropriate fields and submitting their request to the property.

Without PMS Integration Flow

If a property doesn’t have a Property Management System (PMS), the Resident can simply email to submit a maintenance request to their property. This flow will not allow for editing of previously created service requests.

Request Maintenance Through ActiveBuilding Integration

If a property has ActiveBuilding, the Resident can request Maintenance through the STRATIS Mobile App after they’ve linked their ActiveBuilding account to STRATIS. Start by tapping on the Maintenance tile from the dashboard.

Tap the Add icon ( + ) located at the top right.

Populate the requested fields and submit to the property. The request will appear on the Maintenance main screen.

Notifications

Privacy and Data Security

The Resident has the ability to set notifications for when motion or vibration sensors go off in their unit. They can turn these notifications on or off within the Notifications section located in the side menu.

Residents can refer to the Privacy Policy at anytime by selecting Privacy in the side menu. They will also have an option to Export, Delete, or Stop Sharing their data with STRATIS. This is a requirement by the CCPA (California Consumer Privacy Act) to allow Residents to have these options.

Your data is kept private and only used to improve the usage of the STRATIS Mobile App and your overall STRATIS connected experience.

Does your data look inaccurate?

The information could indicate an issue with your device or a misreading. Talk to your Property Staff about any issues or concerns.

When the Resident Moves Out

No action is required from the Resident upon moving out. The Resident will automatically lose access to controlling all locks and devices the day they move out. They will also be logged out of voice assistant applications along with ActiveBuilding and Community Rewards. The property manager can also manually move out a Resident.

Staff can easily be granted access to newly vacated units via the STRATIS Mobile App, for cleaning or betweenlease maintenance.
