      Disgusting place to Call home.. Filthy dirty apartments. The mold the mold is terrible.Stay clear of living here in college it will ruin your experience.I promise.

      Was my experience living there okay? yes. When I first moved in my apartment was an absolute disaster. The first thing I had to do was go get cleaning supplies and a carpet cleaner and clean the place so it was livable. I did go down to the office and tell them my apartment was filthy, they said it was my responsibility to clean it. There was mold in the bathroom and the blinds were broken- I bought all new blinds since they wouldn't replace them. After some hard work, it was a nice apartment that I could call home. Throughout my time there I had a few maintenance issues and they got fixed in a timely manner. There was an older gentleman that did maintenance and he was amazing, super nice and knowledgeable and took pride in what he did. One big issue I had was with my fridge. My entire fridge went out and I put in a maintenance request that was filled later in the week- I lost roughly $300 worth of food. However, they claimed the issue was fixed and wouldn't happen again. Not long after, it went out again, loosing about $300 worth of food again. This time, they replaced the fridge. All seemed to be okay after. During winter, the entire buildings heat went out, it was freezing to say they least and they didn't provide heaters. During the peak of summer, my ac went out. I called the emergency maintenance line and they said this wasn't an emergency. It got over 90 degrees in my apartment and was miserable. It took the entire apartment building ac to go out for two days for them to fix it. Two-ish weeks before I moved out, my toilet started running. I put in a maintenance request for it. The maintenance guy came in and said it seems normal to him. He tightened a few things and went on his way. When I got my "deposit refund" they charged me for replacing the part that makes the toilet run- the problem that I put in the maintenance request for and was told was fixed. The washers and dryers each cost $2.00 per load. On multiple occasions I put money in there for it to get jammed or not start. When I told the office they said it happens. I had to go to other floors almost every time I did laundry because the washers and dryers never worked and kept eating my money. The parking garage is terrible. I paid $200 a month to park my car and there was never a parking spot, I had to park along the walls or go pay to park in the parking garage across the way- never got reimbursed. There were homeless people sleeping in the lobby on multiple occasions. One homeless man pitched a tent in the parking garage. Mail was stolen on multiple occasions. Fast forward two years, time for move out. My parents flew in to help me move out and clean up my apartment. They give you a checklist to complete when you move out- I did everything on that checklist and then some. I kept the blinds I purchased there, which were of better quality than the previous ones. We scrubbed that place top to bottom, bought all new stove covers for the stove, painted, etc. I just go my refund back and got not even a third of the deposit back. A few things that I got charged for: cleaning, carpet cleaning, painting, the toilet running, toilet seat cover replacement (there was a perfectly good toilet seat cover there when I left), missing shelve in the fridge (all shelves were there and throughly cleaned), and more. What was the point of me cleaning and painting if I was going to get charged for it? I left that apartment in move in ready condition, despite moving in to a filthy dirty apartment. The "refund" was a complete insult from money greedy people. I would recommend packing your stuff up and go and not worrying about anything else, because regardless of what you do you will be charged for anything and everything. It was a cute little apartment that I made many memories in and i'm sure was better then some. However, there are some issues you should be aware of. Don't have too high of expectations, even though you are paying the price for it. From experience, I wouldn't recommend cleaning, painting, fixing anything upon move out because you won't get your deposit back.

      The office staff is INCREDIBLY RUDE. Apartment complex itself is nice, but with so many other similar options in the same area and price range, save yourself a headache and avoid dealing with the terrible administrative team. Also have had issues with hot water for 2 weeks with problems continuing to arise.

      During recent construction a water issue arose. The maintenance staff promptly came to save further damage. Mitch from the office followed up a phone call. Calmly state and problem, what you want to occur, and this place will respond! Thanks

      I absolutely LOVE living at The Embassy! The office staff here is ALWAYS friendly and willing to exhaust all options to resolve a problem or concern I'm facing. I was only expecting to live here for one year, but quickly resigned my lease for a second year, because no other high-rise in the area is able to provide a spacious studio for a comparable price!! It's evident that the company makes a diligent effort to continuously update their apartments, as they constantly exchange furniture for new/updated pieces at no cost to their residents. In terms of their timeliness to respond to issues, I've never waited more than 12 hours for a maintenance worker to respond to/fix a service request I've submitted! Also, I've noticed that there's a cleaning staff that vacuums the halls and cleans the floors/elevators at least once a week. The building is huge, yet I've never felt that the public spaces are unclean (with the exception of Halloween weekend, but the whole city is an absolute mess that weekend). I couldn't have anything more positive to say about The Embassy!!

      This is the worst place I have ever had the misfortune of living in. I should establish that I got along great with my roommates, always paid my rent on time (and often ahead of time), and never threw any big parties or ever behaved in any irresponsible or destructive manner that would rightly bring about the wrath of an annoyed landlord. Truth is, no matter what kind of a tenant you are, you will invariably have a very adversarial relationship with your landlord in the Embassy.

      I don't even know where to begin with how horrible this place is. The apartment itself was incredibly small, poorly-lit, and poorly maintained. The kitchen was far too small to cook anything or have more than one person in it at a time. It was not unusual for the shower to stop functioning or for the sink to start spitting yellow, urine-smelling water. My maintenance requests were repeatedly rejected, and when I was moving out I later found that Orosz Properties had been charging me $40 per person per hour labor without my consent for maintenance, both requested and unrequested.

      Speaking of that, don't expect to get your security deposit back if you make the mistake of living here. Orosz will take your deposit hostage and leverage it against you in any situation where they feel the desire to take your money. The horror stories about people getting passive-aggressive fine notices in their mailboxes and being charged outrageous fees for impossibly small damages are endless around the Embassy. Go and ask any tenants you can find in this building about what happened to their security deposits. You will hear some unbelievable stories.

      Don't believe anything they tell you at move-out time about replacements they need to make. Upon noticing a make-up stain on the bathroom counter from one friend of mine, they charged her $300 to replace the entire counter and took her security deposit, then they never replaced it after she left. I had another friend who had a carpet with some stains on it. Rather than trying to clean it, Orosz insisted that the whole entire apartment's carpet be replaced at a cost of no less than $1000. Since that was more than his security deposit, they handed him a bill and threatened legal action if he didn't pay.

      But my favorite deposit horror story was someone I had met who told me that while she was pulling out of the parking garage, the sensor malfunctioned and caused the garage door to close on top of her SUV. A couple days later, she received a fine in the mail charging her several hundred dollars to replace the garage door, with an additional $40/hour in "camera time."

      "Camera time" refers to the time Orosz staff spends browsing their security cameras looking for mishaps in order to punish you with fines. You will feel like a prisoner in your own home here; there are security cameras covering almost every inch of public space in this building. Every single entrance, hallway, door, parking area. During visitor peaks such as Halloween, Orosz will use your rent money to hire a security guard who will wait outside the building entrance and check IDs and keys on your way in to your own apartment.

      There's no fighting it; the lease contract has been written in a way that is intended to screw you. The most ridiculous rule is that you are in violation of your lease if you have more than 6 visitors in your apartment without written consent of the landlord. They even handed out guest lists that you were supposed to fill out and submit during Halloween. Are you fucking kidding me? This rule was clearly unenforceable, but what it means is that the landlord can completely fuck you over if something happens such as, for example, the police showing up to your apartment. And as one of the previous reviews indicates, they have no issue with calling the cops on their own tenants.

      I wound up paying $420 per month to share a bedroom in a 2-bedroom apartment. Not only was this exorbitant in comparison to several apartments of similar quality in the area; it was the result of one of many of Orosz' petty upcharges used to take advantage of students without the legal capability to fight back. Simply because we chose to add extra roommates in each bedroom, Orosz tacked on an extra $200 per month to the total rent. When we asked why, they said it was because they were providing us with 2 extra bar chairs for the kitchen. One of them was broken. And after going through the trouble of finding myself a sublettor for the summer, doing the posting and searching and meetings, writing up a contract, and paying the rent, they call me up halfway through the summer once again threatening legal action. Despite the fact that Orosz had done nothing, they were demanding a $100 "administrative fee" for him.

      Simply put, these aren't just landlords you're dealing with. These are greedy thugs who are after every last cent of your money. Orosz doesn't care about your satisfaction, because they think they can fill the building every year regardless.

      To be succinct and to the point, the owner/landlord is obviously more interested in signing new lessees than in retaining current ones. My presigning impression of the place was very positive, and indeed Orosz does a very good job of keeping up appearances. However, post-move-in, things change.

      They are exceptionally slow and slip-shod in responding to maintenance requests. The front desk/office staff could not be more unpleasant. They seem very interested in formal procedures for package pickup, which is all well and good if they actually accepted packages from couriers. And they are notoriously stingy with security deposits, something particularly bothersome given tenants' lack of recourse in most situations.

      I was less than impressed with my apartment as well. The kitchens are very poorly laid out if you ever plan on actually using them for cooking. The windows stick and the toilet bowls are indelibly brown. To top things off, the laundry room appliances are wholly inadequate. A box fan would do a better job drying my clothes than the pitiable dryers available.

      All of this criticism must be put in context. If the above complaints referred to anything except a "luxury" apartment building, they would not even be worth raising. However, by calling themselves what they do and charging the rents they do, Orosz has asked to be held to a higher standard. That is a standard the building does not meet.

      If I could give this place a negative number of stars, I would. The only decent feature of this apartment is its location. From there, everything else goes downhill fast.

      The office staff are useless - note that I didn't say the maintenance staff. If you go into the office, you're in for a never-ending battle with them. Issues receiving mail, finding a space in the garage you pay $200/month extra for, internet and cable tv connection issues... We've had these experiences the past year to no avail. The staffs' go-to tactic is to play off any occurrence as just a "to-be-expected" part of living in a large apartment downtown. We lost hot water service numerous times during this winter, and they never offered any sort of compensation or other courtesy for that drawn-out inconvenience. They only thing you're going to get from them is a "sorry for this inconvenience" mass email or text message that you can't usually reply to. No refunds, courtesy cards, etc. It's not even worth trying. They'll just sit there in the office desks filing paperwork while you talk. The maintenance staff are generally very nice and efficient - the problem is that you can't go to them directly, you have to work through the office staff who generally don't care.

      The features of the apartment are average at best, but as noted by others largely overpriced. There's none of the luxury features that you can find in other apartments for similar or just slightly higher prices. Carpet is fraying at the ends where it meets the tile faux "hardwood" floors. Countertops are chipped and sinks, toilets, and showers are quickly covered in mineral buildup from the hard water even with regular cleaning. The washer and dryer setup is mediocre, but on our floor only one of the dryers is safe to use, as the others will steal your quarters or cut you short on time. The building is built up to look fancy, but it's really very basic on the inside. The photos they have undoubtedly show the place at its prime, which it has long since passed and anyone here will agree it's not luxury living on a budget.

      Even if you're looking for a heated underground parking garage, I strongly suggest you look other places. The spaces at the Embassy are pretty tight, the entrance is confusing, and once spring comes the garage is frequently (in my experience) overfilled. When you go to the office and ask for a refund for the days you have been unable to find a spot, they will say "We can't give refunds," and send you out the door. Most importantly, this garage is one way in, one way out. If you meet a car in one of the turns, you have to stare at each other until someone decides to back up around the bend - this happens more often than you'd think because of how many spaces they have. Not to mention they squeeze the most money they can by having mopeds park on the side and cars randomly parked in the corners where there are no parking signs, including the building owner.

      Bill Orosz owns Sauk Creek apartments and Isaac Schultz and Candace run the office. It has been nothing but a nightmare living here and moving in here. I have been here for a mere 5 weeks.

      I have been harassed by noise complaint emails nearly daily. I have been repeatedly told that they do not have "night owls" living in these apartments. I have no game equipment or exercise equipment and merely walk, stand, and do normal activities in the apartment and consistently am harassed and bombarded with letters, fines, notices, and emails complaining of noise. (Maybe they should build better quality buildings - - you think?)

      And with only living here for 5 weeks I have been cordial to these folks and acquiesced all their requests. They are still harassing me with emails and notices.

      I haven't even started living here yet, and i already have a problem with the staff here. The ladies at the desk are rude and condescending. They need to understand that the people they are interacting with are college students. They are very impatient and have a lot of attitude when things don't go as planned. I wish I had read all the negative reviews before being stuck with them.
